Well, I got my CFO email just now. See below. I looked at their tax numbers and then read the "fine print." I am thinking of getting them to guarantee that my home values will go up 6% per year to justify the numbers they use in their chart. That's what drives me bananas about this tax stuff. This is not showing us the "full impact of the tax bill increase" if it includes home appreciation of 6% per year..... Unless they content that we all would enjoy 0% appreciation ITRF.
DISTRICT 204 TAXES TO GO UP THOUSANDS!
CFO asked the Will-DuPage Taxpayer’s Alliance (www.taxpayeralliance.org), an independent tax watchdog group, to estimate the cost of staffing and operating a 3rd high school. Their analysis shows the actual cost will be approximately $15 Million per year, or more than 3 times that estimated by District 204.
Shown below is the full impact of likely tax bill increases if the $124.6 million referendum is approved.
Home Value 2005 2006 2007 2008 2009 2010
300,000 $6,795 $6,850 $7,092 $8,536 $8,871 $9,349
Tax Increase $56 $298 $1,741 $2,076 $2,554
450,000 $10,192 $10,275 $10,639 $12,803 $13,283 $14,023
Tax Increase $83 $447 $2,612 $3,092 $3,832
600,000 $13,589 $13,700 $14,218 $17,071 $17,711 $18,698
Tax Increase $111 $629 $3,482 $4,122 $5,109
This chart assumes that School taxes are approximately 72% of total tax bill - Aurora and Bolingbrook taxes may be higher! Tax rates for years 2006-2010 are projected assuming 2009 Ed Fund Referendum of 65 cents (applied retroactively to 2008 levy)--of which approx. 57% is atrributable to annual $15 million in incremental costs of new high school.
Chart projects property values to increase by annual 6% over 5 year period.
