www.dailyherald.com/story/?id=174727&src=76District 204 finalizes Eola Road land purchase By Justin Kmitch | Daily Herald Staff When buying 84 acres, it pays and saves time to have cash. Indian Prairie Unit District 204 officials said today they obtained title Wednesday afternoon to the 84.1 acres board members agreed to purchase Monday night from St. John AME Church. The district paid roughly $18.9 million for the parcel along Eola Road south of Diehl Road near Aurora. Unlike purchasing a home, it was "extremely easy" to close on the parcel within 36 hours, school board President Mark Metzger said. He said officials have had closing documents for the church property "ready to go" since February when the district was prepared to purchase only 49 acres from the church. "The church had to prove they owned all 84 acres before selling us 49. Once they did that, all we had to do was reconfigure the title and move forward," Metzger said. "The hardest part of any land transaction is the loan paperwork and title paperwork. "But this was a cash deal so the loan paperwork was eliminated and the title paperwork literally included changing two lines." Now that the district owns the land, Metzger said excavation work is expected to begin May 7. Installation of silt fences and other preparatory work will begin any day now. "The only reason for a bulldozer to be out there prior to May 7 would be for show and we're not doing that," he said. May 7 is also the day Aurora planning commissioners are expected to amend annexation plans approved last month by the city council. Despite breaking ground nearly three weeks after their self-imposed April 15 deadline, Metzger said officials believe the 3,000-student high school will be ready for freshmen and sophomores in August 2009. Officials say the school is needed to ease overcrowding at Neuqua Valley and Waubonsie Valley high schools in the district that covers portions of Naperville, Aurora, Plainfield and Bolingbrook.

Is it legal for the district to purchase land above market value? Just wondering?

I am sickened. I can't believe this nightmare. We now own 84.1 acres of an industrial wasteland and all for the bargain price of about $225k per acre. Oh, and all with out an appraisal. If we wanted to sell it, I would bet $190K that we couldn't sell it for anything near that price. Oh, and wait until the BB damages are decided because I do believe that BB will win. Remember, they can just raise our taxes without a vote to cover those potentially astronomical figures. I am so distraught at the state of this district. We have the patients running the asylum with no end in sight. Is there anything good about this situation? My family will only have to deal with a long commute, not the eternal concern over their health. I only see this as a tragedy waiting to happen and that makes me very very sad.

This has really been a strange trip. After living in this district for 14 years and fighting for this new high school for over three years it came down to something I don't even want.
Everybody got to have their say about the BB land even if those who never would drive within one mile of it. Then we choose a site on Eola within one hour after announcing that they have a contract with no opportunity for public input.
I tired and its time to move on I really don't have the energy to take on any more issues so this will be my last post. I learned a lot from this process. I learned that really takes a lot of work to sway public opinion but sadly for me it was more trouble than it was worth..
Special thanks to Topher, Fence, Parent, Eagle Dad, Arch, Dr. who and all the others who contributed to the process.
Take Care Everyone and Good Luck.

Just because the Eola land cost less than BB and was within "budget " doesn't mean it was a good business decision if we overpaid for the land. Again I'll ask, Is it legal for the district to pay over marketvalue? Just curious.

I saw this on the green board and this is my next fear. I sure hope this is not true, but have heard it before. Re: Metea Valley set for '09 opening « Reply #9 Today at 3:55pm »
-------------------------------------------------------------------------------- Long time reader new poster. I have been reading the blue board off and on since '06? and this board since it started. My neighbor got me started. Again though, I have been off and on as I was working then. Now that I am no longer working I wanted to post and signed up today. I decided to join the green board because of my possible future ties to MV. We live in the MV area now but may relocate closer to Fox Valley in May when our lease is up. We could then rent from my former boss. This would put us at WV when our kids are old enough. They are at Prairie Children's now, so we have a lot of time but this would be a rent to buy and i don't want to buy in the wrong area.
My question for the board is that I heard from my neighbor that the new Principal for MV is fantastic and he is busy "recruiting" all the award winning teachers out of WV. She said they are all going to move with him when MV opens. She said we should not move because all the good teachers that have won awards will be going to MV. She said that this is already in the works and that's why they named him Principal so far ahead of time. She said that WV won't have bad teachers, it's just that WV won't have any of the good award winning teachers.
Could this be true? I would like to move closer to the mall from here but if WV is left with the dregs for teachers, maybe we should stay put. This board always seems to find out the best information.
Let me know when you can.

Our kids are worth it! I think we should appeal to every state legislator & investigative reporter we can. This reckless behavior CANNOT continue! I am so furious it is ridiculous! We are talking about children! My children will not attend MV but I do not want to risk ANYONE elses children by putting them at this site!

What they do to WV effects the entire district.

I (in a mad dither) signed myself off of the board a while ago. Researching is correct. The reckless behavior cannot continue.

I for one don't believe this rumor and a friend who is a former d204 teacher agrees with me. Yes, some will go. There will be shuffling in and out of both WV and NV, just like when NV opened. Not all teachers will want the start up headaches or a possible long commute, depending where they live. I think the long time the principal has before the school opens means he will be recruiting from outside as well and that takes longer.
IMO the district will be very cautious to balance. Remember, they are trying to "save the reputation" of WV.

IMO the district will be very cautious to balance. Remember, they are trying to "save the reputation" of WV. And yes.. we absolutely remember that they could afford even $600K an acre at BB.. and the district's data was better than their data.. I'm not believing a dang thing anymore from them. Notice how they would not make an official announcement retracting the 'cut/paste' error on the record for the site-plans? Gee, one has to wonder why not...
